What is SDA?
Specialist Disability Accommodation (SDA) is housing built for people with very high support needs. The NDIS funds the home itself, not the support you get in it. Every SDA home is built to one of four design categories.
Fully accessible
Built for people with significant physical impairment, with high levels of physical access.
Robust
Resilient, safe homes that reduce the need for repairs and help keep tenants and neighbours safe.
High physical support
For very high support needs, with features such as structural provision for ceiling hoists.
Eligibility
Who can live in an SDA home?
To rent an SDA home you need SDA funding in your NDIS plan. The NDIA decides this, usually based on evidence that includes an assessment by an occupational therapist.

How tenancy works
Step 1: Choose a home
Find a home that fits your plan, or ask us to look for you.
Step 2: Visit and apply
Visit with family or your support coordinator. We check your SDA funding with you.
Step 3: Sign your agreement
You sign a tenancy agreement written in plain English. We explain every part.
Step 4: Move in
SDA funding covers the home. You pay a reasonable rent contribution, which we confirm in writing.

What does SDA funding pay for?
The home itself: the building and its accessible design features. Your daily supports are funded separately in your NDIS plan.
How much rent will I pay?
SDA funding covers the cost of the home. Tenants also pay a reasonable rent contribution, set under NDIS rules and based on income support payments. We explain your exact amount in writing before you sign anything.
Can I choose who I live with?
Where a home is shared, we talk with you about who you would like to live with before you move in.
What happens if my needs change?
Tell us and your support coordinator. We will talk through the options with you, including whether a different home would suit you better.
How do I make a complaint?
